How We Price

We price to scope, not to the hour.

Strata contracts are scoped to your property — units, lot size, service mix, access constraints, and AGM cycle. We don't publish per-panel, per-post, or per-hour rates because no two strata properties cost the same to maintain, and a published unit rate would mislead your council more than it would help.

Typical annual grounds-maintenance contracts in our coverage area range $12,000–$80,000 per year depending on those factors. Fence repair, sod, pressure washing, gutter, and snow are quoted per project after a site walkthrough.

You get a fixed-fee bid you can take to your council, not a per-hour estimate that drifts mid-contract.

What does a strata grounds-maintenance contract typically cover in BC?

A standard BC strata grounds-maintenance contract covers weekly turf mowing and edging from April through October, spring and fall fertilization, hedge and shrub pruning, leaf cleanup, irrigation start-up and winterization, and monthly written site reports to the strata council. Fence repair, sod installation, pressure washing, gutter cleaning, and snow removal are contracted separately or bundled as add-ons.

How do you price strata contracts?

We price to scope, not by the hour or per unit. Strata grounds contracts are quoted as a fixed annual fee after a site walkthrough — typical range in our coverage area is $12,000–$80,000 per year depending on units, lot size, complexity, and service mix. Fence, sod, pressure washing, gutter, and snow are quoted per project. You get a fixed-fee bid you can take to your council, not an estimate that drifts.

What insurance and certifications do you carry?

Westmark carries $5,000,000 commercial general liability coverage and maintains a clearance letter in good standing with WorkSafeBC. Certificate of Insurance (COI) and WCB clearance are provided directly to strata councils and property managers on request — same day. (Pending insurance setup — see Trust strip above.)

What is your response time for snow and ice events?

Snow and ice service is on-call for strata contract clients in the Lower Mainland. Trigger thresholds and priority routes are set in writing in your service agreement — typically 2cm snowfall or freezing rain forecast. Standard SLA is on-site within 4 hours of trigger, with priority paths cleared first.

Do you provide written reports to the strata council?

Yes. Every strata grounds contract includes monthly written site reports — one page, plain language. Reports are timed to support council meetings and AGM cycles, and are formatted so property managers can drop them straight into council packages without rework.

Which cities do you serve?

Surrey, Delta, North Delta, Langley, White Rock, Burnaby, Coquitlam, Port Coquitlam, Richmond, and New Westminster. We do not currently service strata properties outside Greater Vancouver.
